If you need landscaping in Lake Shore, WA, you are probably working with an established yard. Lake Shore's median home was built in 1978, and close to 4 in 10 went up during the 1970s. Those split-levels and ranches sit on the east side of Vancouver Lake, many framed by trees as old as the houses.

We make the 25-minute trip down I-5 from Woodland to renovate and maintain Lake Shore yards: paver patios in place of cracked concrete, block walls where timber ones are failing, lighting under the big trees, irrigation threaded through mature beds, and full-service care afterward. The estimate is free and done on site, and (360) 555-0142 is answered at any hour.

Lake Shore's 1970s Ranches and Split-Levels, Fifty Years On

Lake Shore first appeared as a census-designated place in 1990 and covers just 1.64 square miles between Felida, Salmon Creek, Hazel Dell and the Vancouver city limits. Nearly every home is a detached house. Local listing guides describe split-level and ranch homes on spacious lots from the late 1960s on, with some 1990s and 2000s homes mixed in and lake views from some streets.

A landscape that old has had decades to drift. The things we look for on a Lake Shore walk-through:

  • Trees that outgrew the yard. Firs and maples planted as saplings now shade the lawn, lift walks and hang over roofs.
  • Original hardscape. Cracked concrete patios, settled steps and railroad-tie or timber walls that have started to lean.
  • Foundation shrubs past their prime. Hedges and evergreens planted with the house now block windows and walkways.
  • Irrigation added piecemeal, or none at all, with lawns that brown out by August.

Renovation here usually comes in an order: tree work and removals first, then grading and drainage, then patios and walls, then irrigation, planting and landscape lighting.

Hillsboro Terraces, Sandy Pockets and Slopes Toward Vancouver Lake

A USDA soil sample across Lake Shore is mostly Hillsboro silt loam on gentle 3 to 8 percent terrace ground. Hillsboro is well drained with moderate permeability, so most Lake Shore lawns handle winter rain far better than the clay yards farther north in the county. Toward the lake, the same Hillsboro silt shows up on mapped slopes as steep as 65 percent, and a pocket of Wind River sandy loam, rated somewhat excessively drained, turns up on an 8 to 20 percent slope.

That gives Lake Shore yards a few specific needs:

  • Summer water. July and August bring Vancouver less than an inch of rain between them, by NOAA's normals. Sandy and sloped spots dry first.
  • Slope work on view lots. Homes along the terrace edge need retaining walls, stable planting and downspouts piped well clear of the bank.
  • Pruning for light and views. Thinning and raising old canopies opens views toward the lake and lets grass grow again.

Landscaping in Lake Shore, WA: County Rules and Lake-Friendly Yards

Lake Shore addresses say Vancouver, but the area is unincorporated, so Clark County sets the rules. County code calls for a permit on any retaining wall taller than 4 feet, measured from the base of its footing, and on shorter walls that carry a load such as a sloped yard or a driveway; those walls also need an engineer's design. An old timber wall on a Lake Shore slope can sit right at that line, so we measure before quoting a replacement.

Water from these yards heads toward Vancouver Lake, a shallow lake that has dealt with recurring algal blooms fed partly by runoff and fertilizer. Washington's phosphorus limit on lawn fertilizer helps, and so do yards that hold their own water: rain gardens on the flatter Hillsboro ground, native shrubs on slopes, and lawns that are aerated so rain soaks in instead of running off.

01

Landscape Design & Installation in Lake Shore, WA

Landscape Design & Installation in Lake Shore

A Lake Shore redesign usually starts with a 1970s ranch or split-level and a yard that may not have been reworked in decades. We plan a new layout around how you live now, with patio space, planting that frames the house and lake views kept open.

Garden Bed Design & Installation, Planting & Garden Maintenance in Lake Shore

Foundation beds around Lake Shore's older homes are often crowded with shrubs planted decades ago. We pull what has outgrown its space, work compost into the Hillsboro silt and replant with shrubs whose mature size fits the spot, then maintain them.

Native Plant Landscaping & Rain Garden Installation in Lake Shore

Lake Shore yards drain toward Vancouver Lake, and native planting cuts how much water and fertilizer a yard needs. On the flatter Hillsboro ground, rain gardens can take roof runoff; on slopes, salal and sword fern hold the soil.

New Construction Landscaping in Lake Shore

Lake Shore is largely built out, so new construction here means teardown rebuilds, additions and the occasional infill house. We landscape around them, repairing compacted ground and tying the new yard into the mature trees around it.

Landscape Lighting Installation in Lake Shore

Mature trees and long sightlines toward the lake make Lake Shore yards strong candidates for lighting. We install low-voltage uplights on big trees, path and step lights along older concrete walks, and patio lighting on timers.

Mulching, Bark & Bark Dust Installation in Lake Shore

Big beds under Lake Shore's mature conifers collect needles and lose bark fast. We clear the debris, cut fresh edges and spread new fir or hemlock bark dust, keeping it away from trunks and older wood siding.

02

Lawn Care & Lawn Renovation in Lake Shore, WA

Lawn Care & Maintenance, Lawn Mowing & Edging in Lake Shore

Lake Shore lots are roomy, with long front lawns and big trees. We mow weekly or every other week, edge along older concrete walks and drives, trim carefully around trunks and roots, and blow every surface clean.

Sod Installation, Sod Laying & Lawn Installation in Lake Shore

Replacing a 1970s Lake Shore lawn means removing decades of thatch, moss and uneven settling first. We strip the old turf, grade it to drain away from the house, spread fresh soil and lay sod matched to the yard's sun and shade.

Lawn Aeration, Dethatching, Overseeding & Lawn Restoration in Lake Shore

Older Lake Shore lawns under big trees thin out from compaction and shade. We core aerate, dethatch and overseed with fine fescue blends that tolerate partial shade, ideally in early fall as the rains return.

Lawn Moss Removal & Moss Treatment in Lake Shore

Moss settles in under the tall firs and maples on many Lake Shore lots. We dethatch and rake it out, then deal with the cause: raising or thinning the canopy for light, aerating compacted soil and overseeding.

Artificial Turf Installation & Dog Run Installation in Lake Shore

Shaded side yards on Lake Shore lots rarely grow good grass, and dogs finish off what is left. We replace those strips with artificial turf or a gravel dog run over a drained base, edged in steel to stay neat.

03

Drainage, Grading & Erosion Control in Lake Shore, WA

Landscape Drainage Solutions & French Drain Installation in Lake Shore

Most Lake Shore ground drains well, but older yards develop wet spots where downspouts dump, where patios settled toward the house or at the toe of a slope. We regrade and install French drains to carry water to a safe outlet.

Downspout Drainage & Drainage Catch Basin Installation in Lake Shore

Older Lake Shore homes may still have downspouts splashing onto the ground or into clogged original drain lines. We swap them for solid pipe running to catch basins, dry creek beds or dispersion trenches, and rebuild plugged basins.

Yard Grading, Regrading & Landscape Erosion Control in Lake Shore

Lake Shore's terrace edge falls toward Vancouver Lake on Hillsboro silt loam mapped at up to 65 percent. We regrade to send water away from homes, and stabilize moving banks with planting, matting and walls.

Gravel Driveway Restoration in Lake Shore

Some Lake Shore properties have gravel parking pads, RV spots or side drives that have thinned out and sprouted weeds. We regrade, lay fabric where the base is soft and finish with a fresh layer of crushed rock.

04

Hardscaping, Pavers & Retaining Walls in Lake Shore, WA

Hardscaping & Paver Installation in Lake Shore

A cracked original concrete patio is a natural place to start a Lake Shore upgrade. We break out the old slab and build a paver patio or walkway on a compacted base, with curves, seat walls and steps sized to the home.

Paver Patio Repair & Leveling in Lake Shore

Roots from Lake Shore's mature trees lift paver walks and patios over time. We pull the affected pavers, prune or reroute roots where it is safe for the tree, rebuild the base and relay the surface level.

Retaining Wall Installation & Retaining Wall Repair in Lake Shore

Railroad-tie and timber walls built decades ago in Lake Shore eventually rot and lean. Segmental block, set on a compacted base with drain pipe, rock and filter fabric behind it, makes the replacement, with built-in steps on slopes.

05

Irrigation & Sprinkler Systems in Lake Shore, WA

Irrigation & Sprinkler Installation, Drip Irrigation Installation & Conversion in Lake Shore

Some Lake Shore yards were never fitted with automatic irrigation, and others run on zones added one at a time. We install new zoned systems through established yards, with drip on beds and a smart controller, disturbing as little lawn as possible.

Sprinkler System Repair, Sprinkler Leak Detection & Repair in Lake Shore

Aging sprinkler lines in Lake Shore yards crack under tree roots and leak at old fittings. We find the leaks, repair or replace lines and valves, swap worn heads and bring the controller up to date.

06

Yard Cleanup, Clearing & Invasive Plant Removal in Lake Shore, WA

Yard Cleanup & Seasonal Maintenance, Leaf Removal, Fall Cleanup & Storm Debris Cleanup in Lake Shore

Lake Shore's mature canopy means a heavy drop of leaves and needles every fall, plus broken limbs after ice and wind storms. We handle fall leaf removal, seasonal cleanups and storm debris cleanup with full haul-away.

Overgrown Yard Cleanup & Restoration, Brush Clearing & Removal in Lake Shore

Back slopes and side yards on older Lake Shore lots can disappear under brush, ivy and volunteer trees. We clear them by hand and with a mini excavator for roots, then replant or grade the space so you can use it again.

Blackberry Bush Removal & English Ivy Removal in Lake Shore

English ivy planted as groundcover in past decades often ends up climbing trees in older neighborhoods like Lake Shore, and blackberry fills slopes. We cut ivy off trunks, dig it from beds, grub out blackberry crowns and replant with natives.

Pre-Sale Landscape Cleanup in Lake Shore

Selling a 1970s Lake Shore home means showing buyers it has been cared for. We cut back overgrowth, refresh bark dust, edge and stripe the lawn, and open up views of the house and, where the lot allows, the lake.

07

Trees, Shrubs & Hedges in Lake Shore, WA

Shrub & Hedge Trimming and Privacy Hedge Installation in Lake Shore

Laurel and juniper hedges in Lake Shore have often grown well past their intended size. We reduce oversized hedges in stages so they recover, trim on a schedule to keep views and light, and plant arborvitae where new privacy is needed.

Tree Trimming & Pruning in Lake Shore

Fifty years of growth puts big limbs over Lake Shore roofs, driveways and lawns. Our pruning restores clearance and light, takes out deadwood and crossing branches, and thins crowns to keep views toward Vancouver Lake.

08

Commercial Landscaping in Lake Shore, WA

Commercial Landscaping & Maintenance in Lake Shore

Lake Shore is mostly residential, so commercial work here centers on HOA common areas, entry plantings and smaller properties along the main roads. We keep them trimmed and tidy through the year with commercial landscape maintenance and HOA landscaping.

Why Choose Us

Why Lake Shore Homeowners Call Bogar Landscaping

1978
Median Lake Shore build year

Built for Mature Yards

A half-century-old landscape needs different work than a new one: removing overgrown shrubs and stumps, replacing tired turf, rebuilding leaning timber walls in block and running new irrigation through established beds. We handle the tear-out and the rebuild with one crew, including the mini excavator for roots.

0.94 in.
Vancouver July and August rain

Irrigation Planned for Dry Summers

The two driest months, July and August, total 0.94 inches at Vancouver in NOAA's normals. On Lake Shore's well-drained Hillsboro ground and sandy slope pockets, that means lawns and new plantings need a working system. We design zones around mature trees and switch beds to drip.

Our Work, Before & After

Before and After: Walls, Hedges and Lawn Rebuilds

Each of these comes from our own work. Together they show the renovation older Lake Shore yards need: a block wall with steps built into it above a fresh patio, low hedges trimmed and cleaned up, and a mossy lawn before its rebuild.

FAQ

Lake Shore Landscaping FAQs

Do you work throughout Lake Shore, including near Lake Shore Elementary and Fazio Park?

Yes. We provide landscaping in Lake Shore, WA on every street in the area, from the blocks around Lake Shore Elementary and Jack Z. Fazio Neighborhood Park on NW 21st Avenue to the homes along the terrace edge above Vancouver Lake. It is about 25 minutes from our Woodland base.

My Lake Shore address says Vancouver. Which permit rules apply?

Lake Shore is unincorporated, so Clark County is the permitting authority, not the City of Vancouver. Under county rules, a wall needs a permit plus engineering when it stands more than 4 feet tall including the footing, or when it supports a slope or driveway above it. Fences of 7 feet or less are exempt.

Can you replace an old railroad-tie retaining wall in my Lake Shore yard?

Yes. We remove the old ties and soil behind them, build a compacted base and set segmental block with a perforated drain line along the footing, clean rock backfill and filter fabric against the soil. If the new wall would exceed the county's 4-foot permit threshold, we tell you before quoting and can step it into two shorter terraced walls where the slope allows.

How do I keep my view of Vancouver Lake as trees and hedges grow?

Plan by mature size and prune on a schedule. We choose plants that top out below your sightline, keep hedges trimmed under it, and thin or raise tree canopies instead of topping them, which only causes dense regrowth. A once-a-year pruning visit keeps a view open without hacking the yard back.
