If you need lawn aeration in Woodland, WA, the goal is simple: get air, water and seed down to the soil instead of letting them sit on a crust of clay or a mat of dead stems. Most lawns here do not need to be torn out. They need the compaction opened up, the thatch cleared and new grass seeded into the gaps before weeds and moss claim them.

Bogar Landscaping aerates, dethatches and overseeds lawns across Clark and Cowlitz County, from small new-construction yards to acreage. We time the work to the seasons research supports for our climate, and we tell you honestly when a lawn is too far gone and new sod is the better money.

Lawn Aeration in Woodland, WA: Core Aeration and Dethatching

Core aeration uses hollow tines to pull plugs of soil out of the lawn. WSU Extension describes cores about 3.5 inches deep. The holes let water soak in instead of running off, give roots room in tight clay, and leave the plugs on top to break down over the next few mowings. We run multiple passes on compacted areas and avoid sprinkler heads we have flagged.

Dethatching (power raking) slices out the layer of dead stems and roots between the grass blades and the soil. A thin layer is normal. The Pacific Northwest disease handbook puts 0.5 to 0.75 inch as acceptable for home lawns and says anything thicker starts causing problems, and that layers over 1 inch should not be removed all at once. We rake up and haul off what comes out.

Lawn Overseeding and Restoration

Overseeding spreads new seed into an existing lawn to fill thin areas. Restoration is the bigger version: dethatch, aerate, level low spots with soil, then seed heavily and feed.

  • Seed matched to the site. Perennial ryegrass for sun, fine fescues where trees cast shade. OSU notes turf will likely not grow well on less than 4 hours of direct sun a day, so very dark corners get a planting bed instead.
  • Enough seed. WSU lists 5 to 7 pounds of perennial ryegrass per 1,000 square feet for a new lawn and about half that when overseeding.
  • Starter feeding. Washington's phosphorus limit on turf fertilizer has an exception for lawns being seeded that season, so new seed can get a complete starter blend.
  • Topdressing with compost where the soil is thin, so seed has something to root into.

Signs Your Lawn Needs Aeration, Dethatching or Overseeding

  • Water puddles or runs off after a normal rain instead of soaking in.
  • A screwdriver will not push in easily when the soil is moist.
  • The lawn feels spongy underfoot, and you can see brown matted stems when you part the grass.
  • Thin, see-through turf where you can spot soil between the blades.
  • Bare paths worn by kids, dogs or the route to the shed.
  • Moss creeping in at the edges. If it already covers more ground than the grass, start with our lawn moss removal page.

How We Aerate and Overseed, Step by Step

  1. Walk the lawn. We check thatch depth, compaction, shade and drainage, and flag sprinkler heads and shallow lines.
  2. Mow short for this one visit so seed can reach the soil.
  3. Dethatch if needed, in passes, and haul off the debris.
  4. Core aerate in more than one direction on compacted areas.
  5. Seed with a mix matched to sun and shade, at the full rate on bare spots.
  6. Feed and topdress with a starter fertilizer and compost where needed.
  7. Leave a watering plan. OSU advises light watering two to four times a day at first, tapering to once or twice a week by the fourth week.

Aeration vs. Dethatching vs. Overseeding vs. New Sod

Option What it fixes Best window here Recovery
Core aeration Compaction, runoff, shallow roots Spring or early fall, when soil is moist but not soggy Plugs gone in a few mowings
Dethatching Spongy thatch, matted moss WSU: February to April or late August Looks rough for a few weeks
Overseeding Thin turf, bare paths WSU: April and May, or fall through October 15 Green sprouts in 7 to 10 days, per OSU
New sod Lawns past saving, bad grade Spring or early fall Usable in a few weeks

OSU's western Oregon research puts the fall sweet spot at August 15 to September 15 and adds 2 pounds of seed per 1,000 square feet for each week later than that. That is why we book fall seeding early.

Why Lawns Around Woodland Compact and Thin Out

Much of the Woodland Bottoms and the lowland around Longview sits on Caples silty clay loam, a slow-draining soil with 35 to 45 percent clay and a seasonal water table 1.5 to 2.5 feet down from November through April. Clay like that packs tight under foot traffic and mowers, and roots stay shallow.

New subdivisions add their own problem: lots graded with heavy equipment and finished with a thin layer of topsoil over compacted fill. Add Douglas fir and cedar shade, and you get the thin, mossy lawns we see all over the I-5 corridor. Aeration opens the clay, but if water stands for days after every storm, the real fix is grading or a French drain first.

What Affects the Cost of Lawn Aeration in Woodland, WA

A regional cost guide for Vancouver, WA put core aeration at about $120 to $218 per visit for a quarter-acre lot in early 2026. Your quote depends on:

  • Lawn size and how much of it a machine can reach.
  • Thatch depth. Heavy thatch takes more passes and more haul-off.
  • Seed and soil. Bare areas and compost topdressing add material.
  • Access. Narrow gates and steep banks slow the work.
  • Bundling. Adding aeration to regular lawn care and mowing visits saves a separate trip.

WSU
Research-based timing

Timed to Extension Research, Not Habit

We follow WSU and OSU Extension guidance written for western Washington and Oregon: dethatch in late winter to spring or late summer, aerate when the soil is moist but not soggy, and seed in the spring window or in fall before mid-October. Seed rates follow the published numbers, and late fall seeding gets extra seed to make up for colder soil. Timing is the cheapest way to raise the germination rate.

One Crew if the Lawn Needs More

Sometimes the core samples show a drainage or grading problem that seed alone will not fix. We handle drainage, regrading, new soil and sod ourselves, as in the moss-to-sod backyard in our photos, where we dethatched, regraded, added soil and laid fresh turf. You get one honest recommendation and one crew doing the work, instead of a seeding job that fails by spring.

FAQ

Aeration, Dethatching and Overseeding FAQs

When is the best time to aerate and overseed in Southwest Washington?

WSU Extension calls April and May the best seeding window and accepts fall seeding through October 15. OSU research for western Oregon favors mid-August to mid-September. We aim for late summer or early fall when we can water, and spring otherwise. Aerate when the soil is moist but not saturated.

Should I aerate or dethatch my lawn?

It depends on what is under the grass. If the lawn feels spongy and you see a brown mat thicker than about half an inch, dethatch. If water runs off and the soil is hard, aerate. Many older lawns around Woodland need both, followed by overseeding to fill the openings.

How much do I need to water after overseeding?

A lot at first, then less. OSU recommends light watering two to four times a day until the seed sprouts, dropping to about once a day by the end of week two and once or twice a week by week four. Fall rain often covers part of that. We leave you a written schedule.

Will aeration fix a lawn that floods every winter?

It helps water soak in, but it cannot fix a yard that sits on a high winter water table or slopes toward the house. If puddles last for days, the lawn needs grading or a drain line first. Our yard grading and erosion control page explains how we reshape wet yards.

Can you overseed a lawn that is mostly moss?

Not successfully as the first step. Seed dropped onto a moss mat dries out before it roots. The moss has to be raked or dethatched out and the conditions behind it, usually shade, drainage and low fertility, addressed first. Then we seed into bare soil.
